Here is a test I give buyers who tell me they are “not ready for a retirement community.” I ask them to picture one. If the picture in your head involves bingo cards and shuffleboard, you are picturing 1985.
The 55+ communities being built and loved in Las Vegas right now look more like resorts with really good calendars. Pickleball leagues with waitlists. Culinary studios. Wine clubs, hiking clubs, indoor lap pools, restaurants you can walk to in your own neighborhood. I have walked hundreds of buyers through these communities, and the most common thing I hear on a first tour is some version of “I had no idea it was like this.”
So let me give you the honest tour.
What “active adult” actually means
An active adult community is age-qualified housing, usually requiring at least one resident to be 55 or older. What it is not: assisted living, a care facility, or a quiet place to slow down. These are neighborhoods built around doing more, not less, with the yard work handled so your weekends are yours.
The Las Vegas Valley happens to be one of the best active adult markets in the country. We have more than a dozen major 55+ communities, from the biggest names in the business to boutique neighborhoods of a few hundred homes.
The major players, by personality
Every community here has a personality, and matching yours to it matters more than any amenity list.
If you want the biggest social calendar in the valley: Sun City Summerlin is the classic for a reason. Nearly 7,800 homes, four rec centers, three golf courses, and more than 80 clubs. If a hobby exists, there is a club for it here.
If you want resort-style and brand new: Trilogy Sunstone in the northwest valley and Del Webb Lake Las Vegas in Henderson are the new-construction stars, with modern floor plans, smart home features, and clubhouses that feel like boutique hotels.
If you want luxury and lock-and-leave: Regency at Summerlin and Trilogy in Summerlin serve buyers who travel often and want it turnkey, with guard gates, contemporary design, and premium amenities.
If you want the best value: Sun City Aliante and Solera at Anthem carry the lowest monthly fees among the major communities, and both still deliver full clubhouses, pools, and pickleball.
If you want boutique and quiet: Del Webb North Ranch and Ardiente are smaller neighborhoods where you actually learn your neighbors’ names.
If golf is the whole point: Sun City Summerlin has three courses inside the community, and Siena in Summerlin South wraps Tuscan-style homes around its own course.
The numbers nobody puts on the postcard
Two cost truths I share with every 55+ buyer.
First, the monthly fee range is enormous. Across the major communities, HOA fees run from under $100 a month to about $600, depending on gates, staffing, and amenities. A guard gate and a restaurant in your clubhouse are wonderful, and you pay for them every month.
Second, watch the one-time fees. Several communities charge new owner assessments, club initiations, or capital contributions at closing, ranging from a few hundred dollars to several thousand. These are often negotiable between buyer and seller, but only if you know to ask.
The part where I talk to the sellers
Here is the conversation behind almost every active adult purchase: there is a family home to sell first. Usually one with more bedrooms than residents and a yard that stopped being fun a while ago.
If that is you, the order of operations matters. Pricing your current home right, timing the sale against your purchase, and negotiating those closing fees on the new side can easily swing your move by tens of thousands of dollars. Right-sizing is not downsizing your life. Done well, it funds the upgrade.
