These Terms & Conditions (“Terms”) govern your use of sandeesellsvegas.com and library.sandeesellsvegas.com and your participation in the messaging programs operated by Sandee McDuffie LTD, doing business as Sandee Sells Vegas and The McDuffie Group (“we,” “us,” or “our”), a residential real estate business affiliated with Keller Williams Las Vegas. By using our sites or receiving messages from us, you agree to these Terms.
OUR SERVICES
We provide residential real estate brokerage services in the Las Vegas area, along with market information, home valuations, guides, and online tools. Information on our sites is provided for general purposes and is not a guarantee of value, market conditions, or outcome. Nothing on our sites is legal, tax, or financial advice.
We are a real estate brokerage. We are not a lender. We do not originate loans, take loan applications, offer credit, or make credit decisions. Where we mention or link to our preferred lender, Keller Home Loans, we are making an introduction to a separate company that operates under its own terms, and you are under no obligation to use them.
SMS MESSAGING PROGRAM TERMS
Program description. Our text messaging program sends Las Vegas market updates, new listings matching your criteria, invitations to client events, follow-up about a possible move, occasional check-in and home anniversary messages, and information about our preferred lender.
How you join. You join only by giving us your mobile number on one of our own web forms and separately checking the optional text message consent box, which is not checked by default. There is no text-to-join keyword. Consent to receive text messages is not a condition of any purchase, service, or continued relationship with us, and you can decline it and still use our forms and receive our materials.
Message frequency. Message frequency varies and is typically a few messages per month or fewer.
Cost. Message and data rates may apply according to your mobile plan. We do not charge for the messages themselves.
How to stop. Reply STOP to any message at any time. You will receive one confirmation message and then no further messages. You may also reply CANCEL, QUIT, OPTOUT, UNSUBSCRIBE, STOPALL, REVOKE, or END. Reply START to resubscribe.

Carriers. Wireless carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission by your carrier and is not guaranteed.
Eligibility. You must be at least 18 years old and the account holder or authorized user of the mobile number you provide.
Privacy. Information collected through our forms and messaging program is handled as described in our Privacy Policy. We do not sell, rent, or share your mobile number or text messaging consent with third parties or affiliates for marketing or promotional purposes.
ACCEPTABLE USE
You agree to use our sites for lawful purposes only, and not to misuse, disrupt, scrape, or attempt to gain unauthorized access to our sites, systems, or other users’ information.
INTELLECTUAL PROPERTY
Our sites, guides, tools, photographs, and written content are owned by us or used under license, and are provided for your personal, non-commercial use. Property listing data is provided by the applicable multiple listing service and is subject to its own terms.
DISCLAIMER AND LIMITATION OF LIABILITY
Our sites and materials are provided “as is” without warranties of any kind. To the fullest extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from your use of our sites, our materials, or the messaging program.
CHANGES TO THESE TERMS
We may update these Terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of our sites or the messaging program after changes are posted constitutes acceptance of the updated Terms.
